In addition to the testing performed within the Standard Residential Property Inspection, further more intensive surveys can be untaken.

These include
- Non-invasive surveying, using the Protimeter Surveymaster in 'Search' / 'Capacitance' mode is used to manually scan all internal wall surface areas of external walls. Further internal testing beneath high risk flashing details and wet room area (showers, baths, laundries etc) is carried out as part this survey.
From this survey a clearer picture of any moisture ingress can be achieved.
- Invasive surveying is performed only with the vendor's written or verbal permission. This testing can be carried out externally through the cladding material using drilled hole probes. Accurate moisture readings are taken at gauged depths and the results are analysed to determine the level of moisture concentration within wall framing timbers and assess the likelihood of fungal decay species within the tested substrates.
Internal invasive testing is performed with slide hammer probes through the plasterboard and into the timber framing beneath, again varied depth readings are taken and the results analysed to determine the condition of moisture affected timbers within the wall cavity.
- In the event of moisture findings exceeding the acceptable average range (above 18%) it is recommended that the local plasterboard wall linings are removed to visually assess damage to the timber framing (if any) and accurately determine the point of ingress (if possible).
Given the current climate of the 'Leaky Homes Syndrome' saga, certain types of cladding system, era of build and construction style and detail are significantly higher risk than others.
Properties that fall into these categories (determined at the point of booking an inspection) are strongly recommended to have a full non-invasive moisture survey performed in conjunction with the Standard Residential Property Inspection to eliminate any potential issues that otherwise may be overlooked when performing a Standard Residential Property Inspection.
If at any stage during a standard inspection, the inspector has determined that serious moisture ingress issues are present and require further full non-invasive testing, contact will be made with the client and an extended full non-invasive moisture survey recommended.
