• The Standard Residential Property Inspection takes between 1-2 hours to perform in accordance with the NZ Standard 4306: 2005.
• This will include a professional assessment of the structure and weather-tightness of all visible components and services to the property (given reasonable access).
• A cursory survey of out-buildings will be undertaken.
• Non-invasive moisture testing is performed around all areas of high risk and potential issue such as window and door sills, reveals and heads.
  
  Testing around wet rooms (bathrooms, laundry etc:) is part of the standard service provided. Further random testing is performed throughout the property around other areas of higher risk. Findings (if any) are documented into the report within the relevant room related category.

Variations to the Standard Residential Inspection price will depend on the size of the property* and any additional services requested or recommended.*

To have a Standard Property Inspection Report on the table of an open home for all potential clients to view at will is an asset in your favour.
The oppotunity to read into the property at leisure, empowers the client giving them unbiased facts relating to their potential new home.
To have a report compiled prior to the property entering the market gives the vendor the oppotunity to rectify any issues highlighted within the inspection report. A further repeat inspection (priced at an hourly rate) after remedial work has been performed, can greatly improve your chances of selling in a shorter time period.

*Residential Property Inspection performed on a 4 bedroom home up to 210m2 floor plan including reasonably sized living areas with no additional dwellings or separate accommodation is considered standard.

We reserve the right to bill additional costs (in accordance with a fixed price scale) to the client, if we are at any stage informed incorrectly over the size of the property at the point of taking the appointment.

Additional services can include,

• Any type of re-inspection involving returning to the property.
• Additional invasive/non-invasive moisture testing.
• Council file surveys on the property (these are not performed within the Standard Residential Property Inspection).
